1. The lots in Cablehead Airpark shall be for the purpose of “single family residential lots”.
2. AIRSTRIP- All lot owners have the right to use the airstrips and common areas, such as access roads. NO VEHICLES (OTHER THAN AIRCRAFT) ARE PERMITTED ON ANY RUNWAY WITHOUT THE CONSENT OF THE AIRPARK OWNER OF HIS ASSIGNEE. All “right-of-ways" within the airpark may be used to taxi aircraft. Aircraft shall have the right of way over cars and other vehicles.
3. In the interest of safety, no structure may be closer than 100 ft. from the runway edge. Trees, shrubs, plantings, or land contour changes within this 100' buffer strip may be done only with permission of the airpark owner of his assignee.
4. No lot may be sub-divided to less than one acre.
5. Trailers or motor homes are not permitted as permanent cottages. Temporary wheeled vehicles may be permitted with the approval of the airpark owner in writing.
6. Fences will not be permitted unless approved in writing by the airpark owner, or assignee.
7. Each lot owner shall exercise reasonable care in maintaining buildings and landscape.
8. No burning is permitted without airpark owners consent.
9. When a residence is damaged, each owner shall; repair, rebuild, or remove the damaged building(s), leaving the property in a presentable condition.
10. Each lot owner will be assessed a maintenance fee for the “common area”. The fee will be used for maintenance of the common areas, such; mowing or maintenance of runways, right-of-ways and taxiways.
11. Prior to transferring the ownership of any lot in Cablehead Airpark, it shall be the seller’s responsibility to furnish the buyer with a copy of these “covenants” so that all future owners will be informed that they must comply with the covenants, conditions and restrictions.
12. Lot owners are responsible for their guest and maintenance of the covenants.
13. Each lot owner is responsible for supplying all his or her own utilities.
14. Each lot owner agrees to utility(s) easement rights through his/her property.
15. Each lot owner must provide a set of proposed building plans to at least one of the three airpark owners prior to the start of any building project for their signed approval.
16. In the event that a lot owner changes their current address on file with Cablehead Airpark, the lot owner must notify the airpark owners of their new mailing address, E-mail address and telephone numbers within 30 days of change.
